Headline 'How to Win SEO & Google Ads for Real Estate Agencies in Australia' beside an open guide, 8,100/mo searches and $37.85 avg CPC cards, and an agent showing a buyer a home

Written by Andrei Jach, Senior Manager, SEO and Analytics Specialist at Click Click Media · Updated 1 October 2026

Australia has 45,522 real estate services businesses and 103,900 real estate sales agents, all competing for the same vendors and landlords. The market covers 11.5 million homes, with a mean dwelling price of $1.10 million in the June quarter of 2026 and NSW the highest at $1.30 million. For an agency, real estate SEO and Google Ads pay off when they bring in listings and management agreements.

Buyers and renters make up much of the traffic to an agency site, and the portals realestate.com.au and Domain are built for them. Vendors search in other ways too. Some type a suburb, their address with “real estate”, or phrases like sell my home, and many read for a while before calling anyone.

This playbook follows the vendor stage by stage, from research to appraisal. It then covers Google Ads for real estate agents, site structure, and what to do with the buyer and renter traffic you already have.

What Our Research Found in Real Estate Search

Local search and review findings

In CCM’s Australia-wide captures of ten agent and property management searches naming five capital cities on 3 and 5 September 2026, 29 different businesses filled the 30 local pack places, and the one with the most Google reviews led only 4 of the 10 packs.

  1. Almost every place went to a different business, so no single agency held these searches.
  2. Pack leaders tended to have more reviews, though reviews alone did not decide the order. Ask every vendor and landlord for a review in the same neutral way, and keep your suburb details current.
  3. These searches were run nationally with the city in the search wording. Check the pack from inside your own suburbs, where the results can differ.

Paid search and marketplace findings

In CCM’s analysis of Semrush ad history for six seller and landlord searches from September 2025 to August 2026, one agent comparison marketplace supplied 27 of the 82 ad records (33%) and held the top paid position on real estate agent in all 8 months for which Semrush returned ads on that search.

  1. The 82 records cover 57 distinct ads from 22 advertisers. About 14 of the advertisers appear to be agencies or agents. The rest are marketplaces, a property portal, private-sale platforms, a valuer and marketing suppliers.
  2. Vendors searching for an agent see comparison platforms beside agency ads, so plan your bids and ad copy against both kinds of rival.

Organic search findings

On two searches about choosing and paying an agent, 17 of the 19 page-one results in CCM’s Australia-wide captures of 3 September 2026 were articles, none was an agency service page, and realestate.com.au ranked first on both.

  1. Vendors asking how to choose an agent or what commission costs mostly found guides and articles.
  2. A clear, dated guide on your site to choosing an agent and to fees in your area matches what ranked on these searches.

Source: CCM search captures, Australia, 3 September 2026

The local findings come from ten local packs in CCM’s desktop captures through the DataForSEO SERP API, run Australia-wide on 3 and 5 September 2026: real estate agents sydney, melbourne, brisbane, perth and adelaide, property management sydney, melbourne, brisbane and perth, and buyers agent sydney. The article finding comes from the 3 September desktop captures of real estate agent commission and how to choose a real estate agent. For the ad findings, CCM analysed Semrush ad history for Australia from monthly snapshots on the 15th, September 2025 to August 2026, for real estate agent, rental appraisal, sell my house, real estate agent commission, compare real estate agents and property management sydney. An ad record is one advertiser seen with one ad in one monthly snapshot, and a business was counted once for each pack place it held.

Two Kinds of Traffic: Vendors and Landlords vs Buyers and Renters

An agency website serves two groups who want opposite things. Buyers and renters want listings, and the portals realestate.com.au and Domain are built to serve them. Vendors and landlords want an agent they can trust with their biggest asset. That second group brings in commission and rent roll, so it should shape your real estate marketing.

Vendor acquisition vs property management

Vendors and landlords also move at different speeds. A vendor may watch the market for months before choosing a selling agent. A landlord unhappy with a property manager may want to switch now, so give each group its own pages, campaigns and conversion tracking. A vendor looks for sold results and an appraisal form. A landlord looks for vacancy rates, management fees and how repairs are handled.

The next four sections follow the vendor through research, shortlist, trust and appraisal, with the pages and campaigns that suit each stage. Suburb-level local SEO keeps your agency in front of the vendor at every stage.

Keyword Clusters: Which Searches Win Listings

Agency searches fall into six groups. Only the first two bring in listings and management agreements, so build those pages first.

Vendor Acquisition

Property Management

Almost every group runs on suburb names, so start with a full list of the suburbs you sell and manage in. A suburbs lookup tool helps you catch the neighbouring suburbs vendors also type.

Vendor Stage 1, Research: Suburb Reports and Vendor Guides

A vendor’s first searches are about the market rather than about agents. They look up median house price, sold prices and whether now is a good time. Monthly suburb reports and plain vendor guides give them a reason to land on your site and come back.

  • Market reports: a monthly update for each suburb covering recent sales, median price, days on market and clearance rates, with dates and sources.
  • Vendor guides: how to choose a real estate agent in , auction vs private treaty, and when to sell in [area].
  • Landlord guides: what to look for in a property manager, and a landlord’s obligations in your state.

Time these to local demand. Google Trends for Australia shows when searches like sell my house rise in your state, so you can publish before interest peaks.

Vendor Stage 2, Shortlist: Local Pack, Reviews and Sold Results

Hand holding a phone showing the Harbourview Realty Google Business Profile, rated 4.9 from 128 reviews, with Call, Directions and Website buttons

When a vendor starts comparing agents, two places to show up are the results for “real estate agent ” and the sold results on your own website. Start with your Google Business Profile, which feeds the local pack (the three map listings at the top of local results).

Google Business Profile fieldWhat to do
Primary categoryChoose Real estate agency rather than a general professional services category.
ServicesList residential sales, property management and leasing. Add commercial if you do it.
HoursShow your real office hours, including Saturdays if you open then.
PhotosAdd the office, the team, signboards on sold homes (with the vendor’s permission) and the local area.

In the research above, pack leaders tended to have more reviews, but the most-reviewed business led only 4 of the 10 packs. Ask for a review in the same neutral way after every sale and every new management agreement, and reply to each one. If Google removes genuine reviews, find out why before you send more requests.

Sold results and rent roll evidence

Put your sold results where a vendor can find them in one click. For each sale, show the suburb, property type, sale method and result. Where state rules require it, say above reserve or “at reserve” instead of a price. Never show a sold price you cannot back with the contract. Landlords want the same proof for property management. Show your vacancy rate (if it is good), average days to lease, how often you inspect and how you handle maintenance.

Agent profile pages

Harbourview Realty site on a laptop and phone surrounded by pages for Selling Your Property, Property Management, Appraisals, Our Agents and Suburb Guides

Many vendors search for an agent by name after a letterbox drop or an open home, typing [agent name] real estate. Give every agent a full page of their own rather than a photo on a team grid. Include their licence, the suburbs they cover, recent sales with dates, a few vendor reviews and a direct appraisal button. A strong profile page can rank for that agent’s name and turn the search into a booking.

Vendor Stage 3, Trust: Licensing and Property Advertising Compliance

Vendors are handing over their biggest asset, so they look for proof before they sign. Sold results, licences and honest price guides give them that proof, and our guide to Google’s E-E-A-T guidance explains how experience and trust are described there. The rules below set the limits on what you can claim.

Compliance areaWhat it meansState variations
Price representationsAdvertised prices must reflect the agent’s genuine estimate. NSW underquoting rules ban wording such as offers over or “$900,000+”. The top of an advertised range cannot be more than 10% above the bottom. The NSW 10% rule does not apply in every state. Check local rules before you reuse NSW wording in Victoria, Queensland or South Australia.
Performance claimsClaims like “We achieve the highest prices in ” need accurate, dated data for that area and period. The ACCC’s rules on false or misleading claims apply nationally. State fair trading offices also watch real estate ads.
Agent licensingEach state runs its own licensing. Showing the right licence type and number is a legal requirement and builds trust.NSW: Property and Stock Agents Act 2002. Victoria: Estate Agents Act 1980, with licensing by Consumer Affairs Victoria. Queensland: Property Occupations Act 2014, with Queensland real estate licences managed by the Office of Fair Trading.
Privacy in listingsKeep owner names, settlement details and personal circumstances out of public listings and sold history. The Privacy Act 1988 and state tenancy laws apply. Check listing templates and sold pages for accidental disclosures.

Vendor Stage 4, Appraisal: Landing Pages and Lead Follow-Up

Harbourview Realty homepage on a laptop with arrows to landing pages for Property Appraisals, Selling Your Home, Property Management and Houses for Sale

The appraisal request is usually the first time a vendor contacts you. Send vendor ads and suburb pages to an appraisal landing page built for one suburb rather than to your listings search. The page should carry:

  • Sold results for that suburb, since a vendor in wants to see what you sold there recently.
  • Named agents with photos, because vendors choose partly on rapport.
  • A short form: address, property type, best time to call and contact details.
  • A line on fees, such as “transparent fee structure with no hidden marketing costs”, which answers the worry without publishing your commission.
  • Recent vendor reviews, used with permission.

Follow-up speed and nurture

An appraisal request that waits until Monday may already have gone to another agency. Send web and ad enquiries straight to the listing agent’s phone. Set a same-day response rule, and log every request in your CRM. Vendors who are not ready yet can join a nurture sequence. Send them the monthly suburb report by email, new sold results nearby, and a check-in when the market moves.

Laptop showing Google Ads campaigns for Property Appraisals, Homes for Sale Sydney, Sell My Home Sydney, Property Management Leads and Remarketing

One signed listing can cover months of click costs, so judge your Google Ads management on appraisals and listings won rather than on clicks. Run vendor, landlord and buyer campaigns separately. In location settings, target people in, or regularly in, the suburbs you work in, rather than people who have only shown interest in them. Show ads in business hours, and add weekends for buyer campaigns around open homes.

Searches from people ready to sell cost far more than research searches. A click on sell my house averages about $38, while how much is my house worth averages about $2. The busiest vendor-side search in the table, real estate agents near me, has 8,100 searches a month.

Keyword (Australia)Monthly searchesTop-of-page bid rangeAverage CPC
real estate agents near me8,100$3.69 to $33.42$16.21

real estate agent sydney1,600$2.18 to $9.32$8.19
how much is my house worth4,400$0.75 to $2.68$2.12

Source: CCM analysis of Google Keyword Planner data, Australia, 12 months to August 2026 (CPC means cost per click). Average CPC is Google’s historical average, so it can sit above the top-of-page bid range, as it does for sell my house and house appraisal. Suburb searches have small volumes, so a single office usually bids on several suburbs plus the appraisal terms.

Illustrative example: from spend to a signed listing

The $16.42 click price is the Keyword Planner average for property appraisal. Every rate below is an illustrative assumption to replace with your own figures.

StepWhat happensWhat it costs
You spend$2,000 a month at $16.42 a click buys about 122 clicks.$16.42 per click
You get appraisalsIf 1 in 20 clicks books an appraisal, that is about 6 appraisals.About $328 each
You sign listingsIf 1 in 4 appraisals becomes a signed listing authority, that is about 1.5 listings.About $1,310 per signed listing

Compare that with your own average commission per sale. At an assumed commission of $15,000, the campaign would still cover its cost even if the real rates were half of these.

The same maths shows the limit of a small budget. At $500 a month you get about 30 clicks, which may bring one or two appraisals and too little data to judge the campaign.

Client result: suburb-level campaigns across many territories

Real estate brands we have worked with include LJ Hooker, but the closest published figures come from a home services franchise with many territories. Jim’s Group ran suburb-level Locations Plus campaigns. Four weeks after launch, “conversion rate had tripled, cost per lead had dropped by roughly 75%, and lead volume had more than doubled”. Multi-office agencies face the same suburb-by-suburb problem, as the Jim’s Group case study explains.

Keywords, Negatives and Ad Copy for Agency Campaigns

Bid on suburb and appraisal searches, and load negative keywords before launch. Negative keywords keep your ads off unwanted searches, so use them to block job seekers, students and portal logins. Keep buyer and renter searches out of vendor campaigns.

  • Include: “sell my house “, “real estate agent “, “property manager [area]”, “free appraisal “.
  • Exclude: jobs, agent licence course, study real estate, portal login, rent and buy (in vendor-only campaigns), investment (unless you offer buyer’s agent services).
ComponentExample
Headline 1Real Estate Agents [Suburb]
Headline 2[N]+ Properties Sold
Headline 3Free Property Appraisal
Headline 4[Agency] Real Estate
Description 1Experienced agents with a strong sold record. Book a free appraisal.
Description 2Talk to the agent who sells in your street. Appraisals within 48 hours.

Any price or sold-count claim in an ad must follow your state’s property advertising rules and be backed by dated records. Only promise a 48-hour appraisal if your agents can keep it.

Site Structure: Pages, Titles, Schema and Links

Site map flowing from Home to About, Services, Listings, Locations, Resources and Contact, with pages like Appraisals, Apartments, Parramatta and Suburb Guides

An agency site needs five page types, each aimed at a different search. The title tag is the clickable headline Google shows for each page.

PageFocus keywordExample title tag (characters)
Sell your propertysell my house Real Estate Agents [Suburb] | Free Appraisal (44)
Property managementproperty manager Property Management [Suburb] | Low Vacancy Rates (48)
Suburb market report median house price[Suburb] Property Market 2026 | Sold Prices (43)
Agent profile[agent name] real estate[Agent Name] | Real Estate Agent [Suburb] (41)
Free appraisalfree property appraisal Free Property Appraisal [Suburb] | Book Online (46)

Suburb names can be long, so an agency name on the end of a title often pushes it past 55 characters. Google usually shows your site name above the result anyway, so drop the brand before you drop the suburb. Draft all your titles together in a keyword and meta planner, so duplicates are easy to spot.

Suburb pages are also where most agencies leave a gap. In CCM’s Australia-wide capture of real estate agents sydney on 3 September 2026, all 7 page-one places held by agencies went to their home pages rather than suburb or service pages. An agency with a page written for each suburb it sells in has a page that matches the suburb in the search.

Franchise groups have an extra step, because each office needs its own suburb pages, written fresh rather than copied from the network template. Writing those pages office by office is the core of SEO for franchise networks.

Schema.org has a RealEstateAgent business type, so mark up the agency with it in the page code. Mark up each agent as a Person, with hasCredential for the licence. Add BreadcrumbList to pages below the homepage. Do not expect an FAQ dropdown under your vendor guides. Google limited FAQ rich results to government and health sites in August 2023. It then stopped showing them from 7 May 2026. The markup is still useful, because it marks out each question and answer for search engines and AI tools.

Link every suburb report and agent profile to the appraisal page. Use short link text a vendor would recognise:

DestinationNatural link text
Free appraisal page“book a free appraisal”, “what your home is worth”, “ sales appraisal”
Agent profiles“meet our agents”, “your listing agent”, “[name]’s recent sales”
Market reports“ market update”, “recent sales”, “current property market data”

Buyer and Renter Traffic: Portals, Links and AI Search

Trying to outrank realestate.com.au and Domain for houses for sale is rarely worth the effort. The portals hold the listings buyers want and the authority to rank them, so let them carry your listings to buyers. Use your own site for the questions portals answer poorly, such as which agent to trust, what a home is worth and how your agency sells.

Buyer and renter visits still have value, because a buyer at an open home is often next year’s vendor and a tenant may own an investment property. Capture enquiries into your CRM with consent. Give each listing page a clear link to your appraisal and property management pages.

Growing the rent roll

Build a landlord page that answers the common reasons for changing agency, such as slow repairs, poor communication or long vacancies. Explain how switching works and that you handle the handover from the old agency. Run a separate Search campaign on property manager and change property manager style searches. Send every landlord enquiry to your business development manager the same day. Follow up with a rental appraisal and a written fee summary, then check in again if they do not sign straight away.

Links and digital PR

Agencies hold local market data that local news sites and community pages can use. Suburb data, auction commentary and sponsorship of local clubs and schools earn mentions from local news sites and community pages. Links chosen this way, for relevance rather than volume, are the basis of relevant link building.

AI search

Some vendors now ask ChatGPT or Gemini which agents to consider in a suburb. Google’s guide to AI Overviews and AI Mode says a page must be indexed and eligible to show a snippet in Search to appear as a supporting link, with no additional technical requirements. Well-indexed suburb reports, agent profiles and consistent business details therefore help in both, and they are also the starting point for AI search optimisation.

Tracking: From Appraisal Request to Signed Authority

An appraisal request is only the first step, so record each stage in your CRM and connect it to Google Analytics 4 (GA4) and Google Tag Manager. Every signed authority can then be traced back to the search or ad behind it. Connecting the CRM to analytics is part of GA4 and Tag Manager setup.

Real Estate Agency SEO and Ads: Your Questions Answered

How much do Google Ads cost for real estate agents?

Click costs vary widely with the search term. CCM’s analysis of Google Keyword Planner data for Australia, 12 months to August 2026, puts the average at about $16 for real estate agents near me and for property appraisal. Sell my house averages about $38, and research terms such as how much is my house worth about $2.

What budget does an agency need to start Google Ads?

An agency needs enough budget to produce real data. The worked example in Google Ads for Real Estate Agents: Costs and Cost Per Signed Listing above spends $2,000 a month on property appraisal clicks. A $500 budget gives too few clicks to tell whether the campaign works. Track how many clicks book an appraisal, then judge the budget on cost per signed listing.

How long does real estate SEO take?

Real estate SEO works suburb by suburb and moves faster where fewer agencies compete. For an agency with an established domain and an active Google Business Profile, suburb reports and appraisal pages often start to climb within 3 to 4 months. A clear lift in vendor enquiries usually takes 6 to 9 months. It takes longer in suburbs crowded with franchise offices, or when the site needs rebuilding. From about 12 months on, each new report and sold result builds on what already ranks. CCM’s agency vs in-house cost comparison, linked in the next answer, sets out the same stages. Begin with the suburbs where you list most.

What does real estate SEO cost?

Your suburb list and office count decide most of it. A single office working five suburbs needs a vendor page, an appraisal page and a monthly report for each. A multi-office group across a metro region needs that many times over, plus copy that does not repeat the network template and more link work. For scale, agency retainers run $1,500 to $10,000+ a month in this SEO pricing comparison. An in-house specialist costs $80,000 to $170,000+ a year with salary, software and training included. The SEO ROI calculator shows what extra listings are worth.

How do real estate agents generate leads online?

An agency can generate leads online through suburb searches, reviews and fast follow-up. Rank suburb reports and appraisal pages for vendor searches. Earn steady reviews on your Google Business Profile, run Google Ads on vendor searches, and answer every appraisal request the same day. Buyer enquiries from the portals can become future vendor leads if you keep them in your CRM.

Should our agency try to outrank realestate.com.au and Domain?

Outranking the portals for listing searches is rarely realistic. They hold the listings and the authority for searches like houses for sale in a suburb. Aim your SEO at the searches they answer poorly: which agent to choose, what a home is worth and how your agency sells in that suburb.

Can real estate agents use Google Local Services Ads in Australia?

Real estate agents cannot use Local Services Ads in Australia at the moment. Google’s Local Services Ads help centre lists real estate services as a category in some countries, but as at October 2026 Australia is not one of them. Australian agencies use Search campaigns and the local pack instead.

What can an agency say about price in an ad?

An ad can only state a price that reflects the agent’s genuine estimate. In NSW, underquoting rules ban wording such as offers over. An advertised range cannot have a top figure more than 10% above the bottom one. Other states have their own rules, so check before reusing NSW wording.
